Project Goals

High-Density, Mixed-Use Development

  • Eighty residential units with +/- 50% two-bedrooms or more,
  • Site is extremely well served by Muni Metro, Bart and city buses,
  • City Car Share cars located in both the residential and retail garages
  • Bicycle Parking planned for every residential unit, plus ample bicycle parking in the retail garage for retail shoppers

Enhance Public Realm

  • Provide quality architecture and incorporate contextual materials
  • Emphasis on verticality and 25-30 foot module allows the building to continue the residential rhythm of the area
  • Flat-iron form that enhances the corner and highlights the entrance to the historic Mission Dolores Neighborhood District
  • High-quality landscape design along Dolores and Market to enhance the pedestrian experience.
  • At the Market/Dolores corner we have planned a small plaza outside Whole Foods with café seating and tables, enhanced paving and seat walls.
  • Environmentally conscious landscaping includes storm water retention into green living
  • Raised planters, street furniture, liner residential units and landscaping screen the parking level
  • Picture windows into the store add some retail life and activity on Dolores

  • Whole Foods Market energy efficient store design and operation to implement energy reduction systems in the store
  • Whole Foods Market supports local non-profits in the community
  • Whole Foods Market buys from local sources, where possible

Green Positive Economic Impact to the Neighborhood

  • Recycled and Sustainable Materials: residential finishes, building materials
  • Sustainable Features: water catchment, green roofs, landscaped podium to reduce the heat island effect, cistern and water retention to be used in landscape irrigation
  • LEED™- certification (minimum silver is anticipated)
  • Whole Foods Market will create approximately 170 jobs for local residents
  • The residential units will enable more residents to live in the neighborhood and support local schools, businesses and community organizations

  • The project will generate sales and real estate tax revenue for the city, as well as, MOP Impact fees for neighborhood improvements
